Hiring A Demolition Contractor To Remove A Garage

Posted by Jason Norman on November 17th, 2023

The process of hiring a contractor can be stressful, especially with demolition services. You need to be sure you choose someone safe, trained, legal and knowledgeable. Here are some tips on finding the best demolition company Lakewood and beyond.

Plan the work

It is first necessary to plan the work and have an outline to use when you start looking for contractors. Are they stripping it back down to the foundation or do you want the whole structure pulled down? Do you want the materials removed or do you intend to recycle some? What timeline do you want it done over? No two projects are exactly the same. Some might require specially licensed professionals for certain things. What is the square footage of the garage? What materials are there, is there any asbestos? Do you want the foundation removed as well? What is the access like to the garage? Are there any utilities that need to be relocated or turned off?

Get at least three quotes

Do not just focus on cost. There is more you want from a good demolition company Toms River than to know they are the cheapest. Look at experience, what other customers say in their reviews, services offered, reputation and so on. Then get at least three quotes from contractors you like from those who look good and compare.

Make sure they have a license

You should not hire unlicensed contractors, whether for plumbing, demolition work, building or anything. Different states have different licensing laws so that is something to check out. Check their license number either by getting it from their website or from them when you contact them. There are places online where you can check it is genuine.

Demand a contract in writing

Do not just take their word for things and expect them to remember what you want them to do. Have it all in writing outlining things like the payment schedule, what work the demolition company Lakewood will be doing exactly, the equipment and materials being used, what the timetable is and such. Always check for clarification before you sign if you need it.

Make payments at the agreed-upon times

Set up a payment agreement where so much work is completed for the next payment. Do not release payment early and never give them all of the money before any work has been done. It is generally a good idea to avoid paying in cash as well. If the demolition company Toms River ask for some money upfront that is fine, but a substantial portion of the payment and you should be wary.

Keep hold of records

It is a good idea to keep hold of paperwork, receipts, and so on while the project is in process. It is also a good step to take photos before and during and after to document the project and its progress. Hold onto invoices and bills, the contract and changes should be noted in writing too, photos and correspondences. It can be a help to communicate via email rather than phone so it is all in writing.
