How to Maintain Refrigeration and Cooling Systems

In order to maximize the lifespan of any type of refrigeration or cooling system, preventive maintenance is essential. More often than not, cooling equipment that suddenly breaks down has simply not been maintained properly. Therefore, regular maintaince of cooling systems plays a critical role in keeping repair and replacement costs to a minimum. In general, maintainence of this sort involves examining three major parts of the system: the compressor, condenser, and evaporators.

Maintaining the Compressor

This means checkups every six months, without fail. When examining the system, check all the electrical parts and connections.  Damaged wires should be replaced, and foreign materials must be removed. This entails washing and cleaning the condenser coil with either a vacuum cleaner, brush, pressurized water, or coil cleaning foam. Ideally, a combination of those methods will be used to ensure quality results. Additionally, the condenser fans must be inspected for any signs of wear and stress. Each fan should be able to rotate freely, but set screws must remain tightened. If applicable to your particular model, the condensor motors should be lubricated. This is rarely the case, however, as most condensers today are manufactured with their motors permanently sealed. Worn or damaged motors need to be replaced immediately.

Maintaining the Evaporators

This is because when ice accumulates on evaporator coils, it can affect system efficiency, or worse, cause damage to the coil itself. This is especially likely during the lengthy winter season, and as such, means that routine examination is required. Fan blades and motors should also be cleaned regularly; worn blades must be replaced and the set screws tightened. Another important element to check is all defrost heaters. Each must be invidually inspected to confirm that they are in the right configuration; heater terminals should be visually examined to ensure there is no external damage.  Furthermore, the drain pan should be cleaned regularly by flushing all standing water and removing any foreign materials or particulates. Most importantly, the surface of the evaporator coil must be washed and cleaned on this same schedule, to mitigate the risk of any deposits or buildup.

By regularly inspecting, maintaining, and cleaning refrigeration and cooling systems, you extend the efficiency, productivity, and working lifespan of your equipment, and reduce your risk of unplanned costs. In doing so, you maintain your standards of quality and safety in the workplace.
